For Landlords

We manage your properties as we do our own. We put great effort into solving problems correctly the first time which, we've found, saves money in the long run. We work with tenants who, with some guidance, are often able to fix existing problems. 

 

Our monthly fee includes*:

1. Collection of monthly rent from tenant via ACH.

2. Paying the Landlord via ACH.

3. Answering tenant questions regarding property maintenance issues/concerns.

4. Emailing tenants the mandatory lead paint and EPA required documents that landlords are legally obligated to send.

5. Working with tenants to repair issues over the phone saving landlord money and minimizing disturbance to tenants.

6. Coordination of any necessary repairs with contractors. We use our own honest contractors who charge very reasonable prices. DMV Property Management charges no additional fees to landlords for coordination of repairs.

7. Access to dozens of records and reports so landlords can easily keep track of their properties at anytime through this website.

8. Yearly 1099-Misc for annual taxes.

We rarely contact our landlords except when we need their input on how to deal with an expensive issue that is not time-sensitive. Tenants neither have nor need the landlord's contact info. We regularly resolve issues at no cost to the landlord and our landlords are never made aware that an issue came up.

* Additional services are available at landlord's request for work outside of our standard services. These are billed at reasonable additional fees and cover issues such as fixing preexisting property issues, government filing regarding the newest Lead Paint regulations, obtaining local rental licenses and more.
